3. Power of attorney if you are abroad
A power of attorney legalized at the Egyptian embassy in your country allows the office to complete procedures in Cairo without your travel.
4. Execution and reporting
Filings, registry work and hearings are carried out with regular updates and copies of every official document issued in your name.

Five Rules That Protect Your Money in Egypt
- Never pay a deposit before the title and the seller's identity are verified.
- Insist on an Arabic contract — it is the version Egyptian courts read.
- Pay through traceable bank transfers, never undocumented cash.
- Register the property; a signed contract alone is not full ownership.

Can a foreigner own property in Egypt?
Yes, foreigners may own residential property in Egypt subject to legal limits on area and number of units, and with certain restrictions in specific zones. Each property must be checked individually before purchase.
What is the difference between صحة توقيع and the green contract?
A signature validation judgment (صحة توقيع) proves the seller signed the contract; the green contract is the final registration at the Real Estate Registry which transfers legally recognised ownership. Full protection requires registration.
How long does marriage between a foreigner and an Egyptian take?
With complete documents and embassy certificates, the procedure is usually completed within a few working days in Cairo, followed by legalization of the marriage certificate for use abroad.
Can I form a company in Egypt without an Egyptian partner?
Yes. Foreign investors may own 100% of an LLC or a one-person company in most activities, incorporated through GAFI in Cairo, with certain activities requiring additional approvals.
What should I do if I was defrauded in a property deal?
Keep every receipt, contract and message, and act quickly. A criminal complaint and a civil claim can be filed in parallel, and precautionary seizure may be requested over the seller's assets.
