The Green Contract Explained: Why Registration Decides Ownership in Egypt

Signature validation, validity lawsuits and the final registered title — what each one actually protects.

· 5 min read

Three levels of protection

An unregistered contract binds the parties. Signature validation (صحة توقيع) confirms the signatures before a court. Final registration issues the green contract, which is enforceable against everyone.

When the seller disappears

If a seller refuses or cannot be found, a validity and enforceability lawsuit (صحة ونفاذ) produces a judgment that stands in place of the seller's signature and allows registration to proceed.

Why it matters for foreigners

Property-based residency, resale and mortgage all depend on a registered title. Buyers who stop at the preliminary contract often discover this only when they try to sell.
